What documents are required to obtain a mortgage?

Bank forms

mortgage application, customer card, construction/renovation estimate, other statements on bank forms. Each bank operates on its own set of bank forms. The requirements for additional documents also vary.

Documents confirming the client’s identity

ID card, a second document confirming identity. For foreigners – passport and additionally a residence card or a certificate of registration of an EU citizen’s residence.

Financial documents

certificate of income from the place of employment (in the case of an employment contract), financial and registration documents related to the conducted business activity, certificate of income, extracts from personal accounts, PITs, Revenue and Expense Book, etc.

Additionally (in the case of running a business)

a certificate of no arrears in tax payments and contributions to ZUS or contracts with invoices (in the case of a mandate contract and a contract for specific work).

Documents related to the property being purchased

preliminary or developer agreement, documents confirming the seller’s rights to make the transaction (excerpt from the land and mortgage register, basis of acquisition, excerpt from the Land Registry, building permit, Information Prospectus, property valuation, etc.
