Foundation and framework.

Concrete frame consisting of a single sandal, columns, beams and slabs according to the seismic code of Cyprus and the EU..

The concrete used is a ready mix from the supplier’s factory according to the construction drawings. The iron used is EU product of B500C category, approved by the government and designed according to Eurocode standards. At all stages of construction, the structural engineer in charge of the project also supervises the work and issues a certificate of completion in accordance with the license issued for the property.

Exterior and interior walls.

According to the EU standard, to comply with thermal insulation regulations, we use 8 cm of polystyrene foam on the outside or inside..

Exterior masonry walls, 200 mm thick. The frame is covered on the outside with a thermal facade system of 8 cm polystyrene directly on the columns and beams and in any other required place. If the exterior walls are concrete, then the same thermal facade is installed inside and will be covered with gypsum.

The interior walls of the house are made of 10-centimeter bricks or gypsum board, and all the installations are placed inside.

Wall finishing.

We put 3 layers of plaster on all brick walls to prepare them for the final finish. On all interior brick or gypsum walls we put 2 coats of putty plus 3 coats of emulsion (Benjamin Moore or similar) in white.

Floors.

All interior floors are Italian ceramic tiles, and the selection must be from factory stock..

In case the customer prefers marble, the only choice we have is white Kavalas. The purchase price after the supplier’s discount is €40/m² + VAT, dimensions to be chosen by the customer.

In the living room and dining room, kitchen, hallway, tiles or marble are laid.

All floor surfaces in bedrooms are finished with laminate, purchase price 17 € / m² + VAT, color of customer’s choice.

On the verandas used non-slip ceramic tiles at a price of 25 € / m² + VAT.

All materials and colors are the personal choice of the customer..

Exterior floors.

Parking lot: Polished concrete with strips of gray marble.

Corridor Entrance way with Italian ceramic tiles, customer’s choice, purchase price of tiles € 25 / m² + VAT.

Kitchen.

  • Modern kitchen with clean lines, open spaces and highly functional made of a combination of MDF wood and lacquered glossy finish. All mechanisms are soft-close. Marble countertops of the customer’s choice at a price of 250 € / m².
  • .

  • Ceramic or stainless steel sink FRANKE to be chosen by the customer according to the budget on the last page of this document.
  • .

  • Kitchen cabinets manufactured in Cyprus by a local carpentry factory. All mechanisms are soft-close.

Cabinets.

  • Built-in cabinets, full height, made of MDF with lacquered finish.
  • .

  • Sliding or hinged doors in a color depending on the customer’s choice.
  • .

  • The cabinets are manufactured in Cyprus by a local carpentry factory for better maintenance and design according to the customer’s wishes. All mechanisms are soft-close and easily accessible for tall cabinets.
  • .

Doors.

  • Front doors are made of colored MARINE wood or aluminum and glass, depending on the architects’ drawings and instructions.
  • Interior doors are made of MDF covered with white oak. The minimum height is 2.3 m.
  • .

Thermal insulation and waterproofing.

  • Thermal insulation: 8 cm thick extruded polystyrene in masonry in all exterior areas. In case we have concrete exterior walls with facade, we can use the same system inside.
  • .

  • Roof insulation: 8 cm thick extruded polystyrene combined with a special adhesive, followed by a 10 cm thick layer of concrete to cover, protect and create slopes for water. We use two layers of derbigum membrane on the roof before installing the floors.
  • .

  • Balcony waterproofing: Waterproofing using Thoroseal FX110 and mesh or using 2 layers of derbigum membrane.

Sanitary installations.

Accessories: Grohe & Hansgrohe fixtures.

Bathroom floors and walls.

Italian brand ceramic tiles. The products are produced in large, thin ceramic sheets ranging in size from 30*60 cm to 120*280 cm slabs. The purchase value is €45 plus VAT, and the color and dimensions are chosen by the customer.

Showers.

The showers are also made of ceramic material, both on the floor and on the wall.

A safety glass partition with a door is used to separate the shower area, which is made by a local company.

All plumbing, water connections and water collectors are hidden on the walls or floors.

Before installing the tiles, waterproofing is laid with Thoroseal FX110 and mesh.

If the customer prefers a bathtub, this is an option.

The basin furniture is made of MDF with a white oak shell pattern and a marble top.

Sanitary ware.

  • All sanitary ware is of European brand with all necessary accessories in nickel finish.

  • Ideal standard model glued to the wall.

  • Sink with furniture made by carpenter according to the instructions of our interior designer. Dimensions available according to the drawings.

  • A glass shower door from a factory in Cyprus. Tempered glass with a thickness of 10 mm.

Electrical appliances.

  • Electrical and Electrical: All electrical installations are in accordance with the Guide to the Wiring Regulations 17th Edition IEE Wiring Regulations (BS 7671: 2008). We are responsible for providing on-site electricity (voltage depends on the location and size of the property). Power cables will be run underground from the external connection point to the property and connected to the main panel inside the house.
  • .

  • Kitchen: Double sockets, single sockets, 20 A double pole switch with neon are installed for the exhaust fan point, stove point, microwave point, dishwasher point, oven point and refrigerator point.
  • .

  • Living room and dining room: Double sockets, single sockets, TV points, RJ45 data outlets, air conditioning heater switch, and electric blind heater switch and controller will be provided according to the electrical plans. A small access panel will be installed in the main TV station to access the main terminal for security systems, structured cabling and TV cabling.
  • Master bedroom: Double sockets, single sockets, TV points, RJ45 data jacks, air conditioning heater switch and electric roller shutter heater switch and controller will be provided according to the electrical plans.
  • Other bedrooms: Double sockets, single sockets, TV points, RJ45 data outlets, air conditioning heater switch, and electric blind heater switch and controller will be provided according to the electrical plans.

  • Exterior areas: Waterproof equipment (power outlets, RJ45 data outlets and TV outlets) will be provided according to electrical plans.

  • Structured cabling and Wi-Fi: RJ45 data outlets and Wi-Fi points will be provided and installed to maximize network coverage.

Electric car charger..

At least one electric car charger will be installed in the garage.

Interior lighting.

Only lighting fixtures installed in suspended ceilings are included. The rest is the responsibility of the owner or will be purchased and installed by us if a furniture package is also agreed upon.

plumbing.

Plastic pipes (pipe to pipe) for hot and cold water. Centralized pressurized water system.

1. Cold water: A continuous flow of water from the local water supply to an individual 0.8 t tank. Provision for water softener, located in the mechanical room.

2. Hot water supply: Dual-system electric water heater/solar water heater (installed on roof). Storage tank for 0.200 tons of hot water and 0.8 tons of cold water. Water tanks and all other equipment are installed at the ground level of the villa, not on the roof.

3. Water Filter: PENTAIR EVERPURE H-104 is installed in the kitchen cabinets for water filtration.

Heating.

Floor heating is installed by a mechanical contractor and is operated by a wall unit called HydroKyt Box, which is located in the mechanical area and runs on electricity. The polystyrene used for the floor heating is of Italian origin. Spanish grade pex-A pipes are used for underfloor heating and are all included in the price of the house. The mechanical room for the heating equipment and VRV for cooling is located on the first floor or on the roof, according to the architect’s design.

The temperature is controlled by panels and is divided into two zones, one for each floor.

Conditioning – suspended ceilings.

  • Each area will be equipped with a concealed air conditioner installed on the false ceiling, which operates on a VRV (variable refrigerant flow) system. The system has a central outdoor unit from which all indoor units are connected. All rooms operate separately and from the panel.

  • All air conditioners are LG type and are included in the sale price of the house. The air conditioners are R-410a Wi-Fi ready class A. For air exhaust, we are installing crickets type Canyon C2020.

Basin.

Dimensions of the swimming pool according to the drawings. The pool can be heated by a machine installed in the mechanical room, if the customer wishes, the cost of this will be additional.

Aluminum.

Sliding aluminum doors and windows of Rabel Slim 50 series and opening aluminum frames of Rabel Thermal 720 series with double glazing.

Glass is 6 mm I-Plus Light (energy glass) plus 20 mm of space plus 5 mm of clear glass.

A total of 31 mm is the glass space. Ug of the glass is 1.3 (the best product on the market).

Security System.

Satel security products..

  • For each property the security panel is installed in a metal box with a spare battery and GSM dialer for communication.
  • .

  • A wireless or wired motion sensor is installed in each room. The property has two touchscreen keypads and an external siren. A smoke detector is installed in the kitchen.

  • At least 4 security cameras are installed, which can be connected to a phone, iPad or TV.
