Oman
The Ocal Homes project is an extraordinary combination of elegance, functionality and attention to detail.
This project includes a collection of 19 carefully designed 3-bedroom villas, characterized by a harmonious blend of traditional and modern architectural elements.
Each villa, situated on a plot ranging from 300 sqm to370 sqm, offers the option to include a private swimming pool, adding to the charm of the property.
The following features are included in the project specifications and attached prices:
Foundation and framework
Reinforced concrete frame consisting of a single sandal, columns, beams and slabs in accordance with the seismic code of Cyprus and the EU.
The concrete used is a ready mix from the supplier’s factory according to the construction drawings. The iron used is EU product of B500C category, approved by the government and designed according to Eurocode standards. At all stages of construction, the structural engineer in charge of the project also supervises the work and issues a certificate of completion in accordance with the license issued for the property.
Exterior and interior walls
According to the EU standard, to comply with thermal insulation regulations, we use 8 cm of polystyrene foam on the outside or inside.
External masonry walls, thickness of 200 mm or 250 mm, as shown in the drawings. The frame is covered externally with a thermal facade system of 8 cm polystyrene directly on the columns and beams and any other required location. If the exterior walls are concrete, then the same thermal facade is installed inside and will be covered with gypsum.
The interior walls of the house are made of 10-centimeter bricks or gypsum board, and all the installations are placed inside.
Finishing the walls
We put 3 layers of plaster on all brick walls to prepare them for the final finish. On all interior brick or gypsum walls we put 2 coats of putty plus 3 coats of emulsion (Benjamin Moore or similar) in white.
Floors
All interior floors are ceramic tiles of European production, Spanish or Italian.
Purchase price after supplier’s discount 30 €/m² + VAT, dimensions of customer’s choice.
Tiles are laid in the living room and dining room, kitchen, hallway.
All floors in the bedrooms are finished with laminate, purchase price 17 € / m² + VAT, color of customer’s choice.
On the verandas, non-slip ceramic tiles are used, purchase price € 25 / m² + VAT.
All materials and colors are the personal choice of the customer.

Exterior floors
Parking lot: polished concrete with strips of white or gray marble and electric aluminum doors.
Corridor Entrance to public access with Italian ceramic tiles, customer choice, purchase price of ceramic tiles € 25 / m² + VAT.

Bathroom floors and walls
Italian brand ceramic tiles from the same supplier as the floors. The products are produced in thin ceramic sheets, single tiles, dimensions to be chosen by the customer. The purchase value is €30 plus VAT, and the color and dimensions are chosen by the customer.
Shower cabins
Showers are also made of ceramic material, both on the floor and on the wall.
A safety glass partition with a door is used to separate the shower area, which is made by a local company.
All plumbing, water connections and water collectors are hidden on the walls or floors.
Before installing the tiles, waterproofing is laid with Thoroseal FX110 and mesh.
If the customer prefers a bathtub, this is an option.
The basin furniture is made of MDF and marble top.
Sanitary ware
Electrical appliances
Electric car charger.
A universal electric car charger will be installed in the garage.
Interior lighting
Only the lighting fixtures installed in the suspended ceilings are included in the price. The rest is the responsibility of the buyer or we will include them if a furniture package is agreed upon.
Plumbing system
Plastic pipes (pipe to pipe) for hot and cold water. Central water system with pressure.
1. cold water: continuous flow of water from the local water supply to an individual tank with a capacity of 0.8 t. Provision for water softener, located in the mechanical room.
2. hot water supply: Dual system electric water heater/solar water heater (installed on the roof). Storage tank for 0.200 tons of hot water and 0.8 tons of cold water. The water tanks and all other equipment are installed on the roof and covered with aluminum louvers.
Heating
The underfloor heating is installed by a mechanical subcontractor and is operated by a wall machine called the HydroKyt Box, which is located in the mechanical area and runs on electricity. The polystyrene used for the underfloor heating is of Italian origin. Spanish grade pex-A pipes are used for underfloor heating and are all included in the price of the house. The mechanical room for the heating equipment and VRV for cooling is located on the first floor or on the roof, according to the architect’s design.
The temperature is controlled by panels and is divided into two zones, one for each floor.

Air conditioning – suspended ceilings
The mechanical room is on the first floor, not on the roof.
Aluminum
Sliding aluminum doors and windows from the Rabel Slim 50 series and opening aluminum frames from the Rabel Thermal 720 series with double glazing.
The glass is 6 mm I-Plus Light (energy glass) plus 20 mm of space plus 5 mm of clear glass.
A total of 31 mm is the glass space. Ug of the glass is 1.3 (the best product on the market).
Security system
Satel security products.
Photovoltaic system
The property is equipped with a 4.8 kW photovoltaic system on the roof.
